PHYSICAL INSPECTION PERIOD

Timeline: Next business day after accepted offer for 10 business days (default – every offer can be different)

During this window, a buyer typically brings in an inspector to spend approximately 2-3 hours crawling through your house to inspect its condition. 

It is in this window of time where the Buyer often asks for concessions based upon what they find with their inspector.

This is where I get to shine and negotiate on your behalf. Let’s say the Buyer states that the roof is at the end of its life and needs to be replaced. If this is unknown to us, I will get roofers to give bids so we have a third opinion. Then, we have some numbers to negotiate against. 

The transaction will move forward when we agree on the price and terms.
