When I come to your home, I’ll ask you to give me a tour and make any repair recommendations. Immediately after that, I will provide you my marketing presentation and answer any questions you may have.  

Signing Documents

If you agree to work with me and we are a good fit, I will ask you to sign a Listing Contract.

One of the documents we will need to fill out is a Seller’s Disclosure

Why do I have to fill out the disclosure? (click for answer)

Technically, you don’t have to. But providing it helps you in a couple of ways:

1.) It reduces liability from you, the seller, if you know some material fact about your property that a buyer could find dangerous (lead, for example) or negatively affect the value of the home (leaking heating oil tank, for example.)

2.) IF you do NOT provide a disclosure, the Buyer can walk away from the transaction until the day of closing and get 100% of their earnest money back. Suppose you provide a disclosure after the review period has elapsed (see below). In that case, it becomes more difficult to get their money back. 

There are pros and cons to providing and omitting, but for most people, I highly recommend providing it.
